Broward building safety files start with the building and local office
An older Broward property can have a local building-safety file, while some condominium and cooperative buildings also fall under Florida's milestone-inspection law.
In Broward, an older building can have a safety file. It sits beside the usual condo, permit, insurance, and budget papers.
Broward’s local program is not the same as Florida’s milestone-inspection law. The state law covers some condo and co-op buildings with three or more habitable stories. Broward also runs its own Building Safety Inspection Program through the Board of Rules and Appeals. That difference is easy to miss, so start with the building’s age and the office for its address.
For a buyer, owner, or board member, the lobby is not the whole story. Ask whether the building is on a local program list and whether a notice, report, repair plan, or follow-up is already in the file. A condo owner may also see the effects in board minutes, assessments, insurance talks, or repair schedules.
Start with the city or county building office for the exact address. Ask whether the building is on the program list and what records are available. Then compare that with association records, reserve papers, insurance files, and recent meeting minutes.
Older does not mean broken. It does mean age, size, inspection notices, and repair follow-up belong in the same folder before a sale, refinance, or big board vote.
