Florida property fraud alerts do not block deeds
County clerk alerts notify you after a matching document is recorded. They do not block a deed or prove fraud; use the notice to review the actual record.
The details depend on the county. Miami-Dade’s free service emails within 24 hours when a deed is recorded against a registered folio number. Pasco monitors personal or business names on records such as deeds, mortgages, and liens, with email or phone alerts. These are notices of recorded activity, not advance requests for your permission.
Manatee’s alerts use name matches and include a link to the recorded document. Someone else with the same name can trigger a notice unrelated to your property. When enrolling through your county clerk, use the owner or business name as recorded and add name variations where the service allows them; a parcel number is not a substitute in a name-only system.
After an alert, open the county clerk’s official-records search and use the document number or record link to compare the parties and property with your own documents. If the document concerns your property and you suspect forgery or an unauthorized transfer, contact local law enforcement promptly and seek a qualified Florida attorney’s help with the title. The alert itself cannot undo a recorded deed.
Keep the notice and document number. Miami-Dade also advises victims to contact the property appraiser and tax collector because a fraudulent deed can change where tax notices are sent. That gives each office a specific problem to address instead of sending the same general inquiry everywhere.
